Funding for first deal

Hello BP!

I am brand spanking new to real estate but certainly see the benefits of investing and growing money in this market.  I have: cash for down payments (low-mid 5 figures), desire to succeed in real estate and time to devote to educating myself on real estate and also finding a good property to invest in.  I would like to start with a duplex and live in one of the units (house hack - do I have that terminology right?).  What I don't have is a steady job and a reliable source of income as I relocate every 6 months as a golf professional (FL for the winters and New England [VT for now] for the summers - I dig it though!).  I do okay on income but it varies with private lessons (cash/1099 [indy contractor]). Anyway, it would seem this is an obstacle for me to acquire a bank loan to make my first real estate investment.  How else can I get the money?
