energy tax credits

Hi All
I couldn't find any other forum that came close to this question so .. where I'm still a beginner (less than a year) I thought I'd post it here --

Does anyone know of any tax credits for doing energy or weatherization upgrades to rental properties? i.e. new low e windows, insualtion in the attics or basement, new furnace to replace old pre 1950's furnace, etc.

Also, speaking of energy and weatherization, what are your opinions on the most important areas. For instance, windows on the first floor -- I've heard that intalling replacement windows on FIRST floor is biggest bang for buck due to hot air rising ... also, the basement in my 7 unit is an old carriage house and is 10-11 feet high! perhaps a huge bead of spray foam along the ends of the joists and the first few feet of wall would be a big help?
