I am a 25 year old Active duty soldier in the Army, stationed in Fort Bragg, NC. In about 6 months I will be moving to San Antonio, TX . I have been doing a lot of research on wholesale and would love to close on my first deal before I move, to at least get some experience before moving to a much bigger playing field. The ideal goal would be for me to close my very first wholesale deal within 90 days. I am committed to working hard and doing whatever I need to do to get this deal done.
A little about me, I am married and have a 3 year old daughter that I do not get to spend as much time with as I would like to. I met my husband in Korea in 2013 and we were married a year later. He was also in the military but recently medically retired in Sept 2017. Great to be able to retire at the age of 28 but not the way he did. He is a cancer survivor and since this experience, I want to dedicate my life to spending as much time with my family as I can and traveling. Working a 9-5 is not going to help me reach financial freedom to get to where I would like to be. I do not know as much as I could know about real estate but I am working on filling my knowledge bank with as many tools and as much education on the subject as I can, everyday.
Welcome @Shatawni Johnson ! And thank you and your husband for your service to our country!
One of the easiest ways to find something pretty quick would be to do some driving for dollars. That is where you might drive up and down streets of maybe a middle class, maybe a little lower than middle class neighborhood and look for houses that are not quite up to standards. Maybe grass is high, broken windows, boarded up, no electrical meter, or there is just something that says the house is vacant.
Track down the owners through the appraisal district or tax office and send them a letter or if you are really in a hurry to get a deal, go to their house. I would ask them if that house on Maple street is theirs. I would let them know that I am a real estate investor and that I might be interested in purchasing the house.
That will start the conversation. Out of a bunch of conversations you will get a several people interested. And out of several people interested you should be able to get a deal. You will have to talk with some folks who are not interested and some will be even upset that you even have the audacity to bother them. It is a process. Over time the numbers will produce some deals.
Give me a shout when you get into San Antonio!
