For the most part people are not going to want to work with you if you're not experienced.  But they say if you have a deal you can find a partner.  Most partners want experience.  I have partners on rentals but I offer experience because I own my own and manage others.  If you live in LA and want to invest in Vegas you're going to need boots on the ground.  If you're brand new I would listen to every BP podcast and learn everything you can.  Many podcast talk about this exact dilemma.
