I recently stumbled across an $11.6 million off-market, wholesale, commercial property. I am not a licensed real estate agent, but I do a lot of referrals for various businesses. The agent informed me that he does not pay fees, and that I must collect compensation from the buyer. I have located a very interested buyer for this property, but how can I insure that I get paid a referral fee by the buyer? Do I need to have a "finders fee" agreement in place, and disclose my fee separately?
