Best areas/properties for newbie in Orange County, CA to invest?

My husband and I are looking to begin investing, mainly thinking of looking nearby or relatively nearby (We are based near Seal Beach in Orange County, CA.) What areas would you recommend for multi-family properties if our goal is cash flow? 

We've been hearing positive things about Long Beach or Lancaster/Palmdale in LA county.

Also, do people here recommend using loopnet? I've heard good things about it.
