Hey Jonathan! I just looked at your report and I am wondering if you put some numbers incorrectly into the calculator. It is showing a negative $700 cash flow per month and a -47% cash on cash.
Hey Derek! I'll double check but I think I did the numbers right. The actual monthly cashflow is -$100 since you are putting away $600 for vacancy, capex, and maintenance monthly.
I think it's great that you are apparently able to finance 100 %, wow.
Don't you think you should be getting closer to 6 K per mo rent?

Jonathan, I think it is great that you can get this using other peoples money and nothing out of your pocket but personally I would not do a deal that has a negative cashflow. There is a deal out that that you can get a positive cash flow on and if you lock this up you might miss out on the next one.
