How do I find an investor that can pay the down payment?

Your friends, family, or in my case girlfriend. If you’re new, those people are your best bet. They trust and like you the most. Once you have a deal under your belt then talk to people outside that group. That’s what I did for my first two houses. Im doing the second step now...

Build relationships with people, but make sure that you ADD VALUE. No one is going to give you money by just asking them for it. Go to networking events, tell people what you are doing, and give them value without expecting anything in return. Once you build that relationship it will be that much easier to ask for money later down the road.
