[Calc Review] FIRST DEAL. Feedback please!

Looks like the seller is going to take my offer. I'll be putting 3% down with a Home Possible loan. Please take a minute to look at this and let me know what you think of my numbers. This is a townhouse without HOA's. I consider the Cashflow to be pretty decent for a 2 unit in Chicagoland considering our high taxes and that I'm only putting 3% down (I'll be living in the property for a year before renting).
