Investors in Northern CA?

Hey guys! Looking to see if there are any investors in Northern CA?
Little about where I'm at and goals:
Wife and I both have great careers and financially were doing great. Credit is excellent for both of us and we currently are renters. I recently sold my first home and was able to net a little over 100k in profit. Prior to selling we were landlords and had our house as a rental for about 2 years. We decided to sell hoping to take the equity and use it for real estate investing.
I've been searching the northern Ca area for investment opportunities but I'm not sure if I'm just overlooking potential investments or just to afraid to make low offers to make the numbers work. I'm hoping someone who actively invests in Northern Ca can help shed light on the market and how to locate investment deals or give me some education. We have around 100k set aside but realistically we only want to use 50-60k for investing.
I've thought allot about investing out of state but that worries me also and i think I'd like that as a last resort. Thanks

Hi Mark,
I think for the type of investing you are looking for its all taped out. The price to rent ratio will not allow you to cash flow unless you are putting 50% down. Now N. CA is very large so there certainly can areas that I am not aware of but I think this will hold true from the Bay Area to Sacramento.

Thanks guys. I've mainly been focused on the Redding/Red Bluff area. I will expand my search. I believe I could cash flow on some of the properties here but not much. My cash on cash ROI seems terrible whenever I run the numbers. I'd like to do the BRRR strategy and continue to roll money into new investments. Just doesnt seem like CA has the market to do that.
Is there anyone here in CA that invests out of state?
