I'm trying to get this deal financed. I need to deposit $125K and the bank would carry $300K Mortgage. This property needs about $75K in repairs. Can I increase the purchase price and get the seller to give this to me at closing as part of the down payment? Can I also have the seller pay all my closing costs plus repairs to get up to the $75K?
