Giving address to investor before getting property under contract

As a wholesaler, should I give the address of a property to a potential investor before I’ve gotten the property under contract?

The potential investor says his company wants to get the property under contact and they will just give me a finders fee.

Is that something that any of you guys have encountered? Should I trust that he will in fact give me the agreed upon finders fee? Should I look for another investor? I don’t want to get taken advantage of, but I also don’t want to miss an opportunity to build a relationship with a potential investor.

I don’t know much about this but my gut says find a new investor
