There is a "tired landlord" who wants to do a lease option. There is a 80yr old tenant in the property. The landlord says the lease expires in 2 months. But the tenant might keep renting the property. So, What would you do in this situation? I can put a clause in the contract that says Landlord agrees to do a lease option once the property is vacant.
Just make your offer contingent upon the unit being delivered vacant. Occupied duplexes/tris/quads/multis sell all the time.
@Account Closed From what I read here on the forums it is pretty rare for someone to approach a buyer about doing a lease option so if this is a strategy you are interested in I would recommend jumping on this and if the house comes with a tenant and that is the only "hurdle" associated with the deal you could be a lot worse off from my experience.
