Which part, the buy or the refinance? For the buy, you can use cash, HELOC, PLOC, conventional loan, fix n' flip loans, bridge loans, etc... For the refinance, there are many lenders for conventional or for ones based off the income the property is producing. Search around on here and online for lenders providing real estate investors with financing or a mortgage broker. Lots of options here.

@Joseph Firmin Is correct. Some BRRRR investors purchase in all cash or utilize private/hard money. Once you have a property stabilized you can see whether your scenario is better suited for a conventional or a commercial/portfolio/non QM refi product.

Many active BRRRR investors opt for commercial financing for the underwriting flexibility and ability to vest title in a LLC.
