My first potential deal

Hello everyone! 

I'm Zach and I am a new real estate investor. I have a good friend of mine who is a broker and presented me a 5 unit property that is considered commercial in Hemet, CA for about 530K. The property already has tenants and the deal sounds pretty good but I have to double check the numbers. The issue is that I live in Los Angeles and the commute is about 2.5 hours. I'm not sure if I'm comfortable investing on a property that far. What is your take on this? Thanks!

@Zach Ambroise I'd do what the numbers dictate. Do you have a criteria established for what type of return it would take to make the commute worth your while? Run the numbers, if they tell you that the deal is too good to pass up I wouldn't let a 2.5 hour trip stop me from getting the deal.
