Do you know a Title Company in Texas that will close a USDA?

I have a USDA owned foreclosure under contract in Southeast Texas and I cannot find a title company to do the closing and issue title insurance since USDA will only convey title via Quit Claim deed.   

I have closed hundreds of HUD , VA , FNMA and the like and all convey via Special Warranty Deed but I have never run across an institution that will only convey via quitclaim. Texas title companies for the most part will not insure properties conveyed this way. I have a title company that I do a ton of business with and they said no. Has anyone had any success closing a USDA ?
