I have two REO properties that are both slam dunks! I've run the numbers, walked through the properties, taken my own photos, talked to neighbors, and concluded these would be awesome flips with profits +$150K .
Yeah, sure, hard money blah blah ok, I get it... but I would much rather work with an individual private money lender.

The best way to encourage people to connect on a deal is to post your numbers in detail. It allows people to check your numbers, then you wont have to re-explain again and again the deal to the tire-kickers.
