Need Advice On This Deal!!
Hey BP Family,
I need a little advice on this Deal that I have been presented with. I have a seller whose mom past about a year ago, and he is the lone survivor. He lives in the home and it has no mortgage (Owned Free an Clear) and he wants to sell it and he really only wants to deal with me, but he said his mom had no will and he has no idea about probate. I want to get the property secured under contract and wholesale it with a double closing or assignment. My issue is trying to find out whose name is on the Title or Deed.
The house is in Chicago, IL and I have been on the Cook County tax assesors website but I dont see his name attached to it. Before I get this house under contract I really want to see how I can find out if he can rightfully sell to me, or if there are any liens.
I'm sure the experts of BP can shed a little light on this one for me!! Thanks!
