Hello BP! If I have acquired a property via quit claim deed from an owner whose delinquent taxes were sold at county auction (after the auction but before the 12 month redemption period expires) is it possible to apply for the county to return to me any excess funds that were paid by the tax lien purchaser? Is there any language I can include in the quit claim to grant me the right to apply for the excess funds? Or does GA simply not allow anyone who was not an interested party at the time of the tax sale to apply for the excess funds?

Also, what steps are necessary to quiet title after barring the homeowner's right to redeem after the 12 month redemption period is over?
