small commercial space-500 sf
Hi all,
As a broker,I'm having a mighty difficult time finding a tenant for a small ground floor commercial space (500sf) in a nice multifamily building. Its use allows office/medical office or community facility use. Ive spoken to every nursery,chiropractor, dector,dentist, therapists, sole practitioner in the phone book, but to no avail. I sort of promised the landlord Id get it done. Anyone have any advice to where else I can look??

500sqft.....that's probably more like 1-2 person insurance office, or 1 person kind of work like maybe a counselor. I can't imagine normal medical practice with staff being in 500sqft. Can you use it as residential?
What's finish out look like? One big room, or separate kitchen, bath, two offices, reception area?
Insurance or financial service could work. so many start up shops who just need a little space to meet the public.
Thanks guys. So it is actually 545 sf(including exterior walls). Its just an open room right now. With a small finished bathroom to the side(included in the sf). It cannot be used for residential. It is only legal for community space use.
I wasnt really considering a doctor with medical staff-more like a sole practitioner(chiropractor, accupuncturist). It seems like much work is becoming remote, so Ive been hesitant to approach an insurance or financial guy. But I dont believe theyd be allowed since it is only allowed for community use-which would apparently include medical uses. Still wondering what to do..
