Best advice Carlos is to join a team with a high producing agent. It is a very competitive space. Everyone knows an agent. Outside of your sphere of influence, if you are not dropping thousands in marketing it is not going to work for you. A team can provide you with the leads so you can grow your book.

Go to open houses, cold call homeowners, door knock, send direct mail, be active on facebook

 I really enjoy what my brokerage does here in Columbus, Ohio. Each new realtor has a mentor that helps get them started and guides you. I would look for a good brokerage that pushes you to do your best. I would network, network, network! I also have found cold calling to be very beneficial for finding deals and getting leads.

It depends on what you want your niche to be. You could always offer to hold open houses for successful agents in the area who have solid listings and try and turn unrepresented buyers into clients @Carlos Morales-Benitez

Anyone ever heard of Zale Media or tried them out? Their claim is to guarantee pre-qualified buyer / seller leads looking to make it happen within 1-3 months or something along those lines.

Starting out, I hosted as many open houses as I could. I also worked at a small distillery 3 nights a week and established great relationships with the regulars. I landed my first $1mil client from an open house in my 3rd month as a new agent. Everyone wants to talk real estate always. Keep bringing it up, keep being helpful. Internet leads are cold with a lower closing ratio. Focus on the people you already know!

Two strategies I recommend. 1st I definitely agree with joining a good team, or a star agent as a mentee, offer a 50/50 split for leads and training, learn how to do what they did.  2nd Join groups for things you’re  interested in.  Chamber of commerce, Kiwians, sports teams, car clubs, stamp clubs, avoid strip clubs… err we’ll I guess they need homes too. Then contribute, help other members out with their projects whatever and get to know people, and the what do you do for a living conversation is going to happen.  Make a difference in your community and let people know your an agent, it’s not always the fastest way but it works and snowballs over time.

Go to open houses. You will get plenty of buyer leads from hosting them and many neighbors looking to see their property values (can turn into a listing eventually).
