What’s the best way a realtor can add value to a deal?

I’m a realtor, seeking feedback from investors about their experiences with realtors. I like to be able to add more value to my investor clients, so please share your good and bad experiences with agents.

@Adrian Mouton , keep a list of your clients' "ideal property" and be sure to let them know as soon as you run across something which meets their criteria.
Even send over comps and ARV as well.
Once you prove to them your numbers are solid, they may just take a quick look and tell you to write up an offer.

I believe by doing things that separate you from anyone else and #2 by providing information, resources that clients would not have been able to easily find nor think about. For instance......checking proposed and special assessments in the area...a nearby pig farm etc. My clients appreciate that I ALWAYS answer the phone and will work tirelessly for them.;)
