Hey BP fam! Cost per unit averages in South Florida

Hey Bigger Pockets Fam!,

I was wondering, in the South Florida area, what is the ideal cost per unit in a MF/ cost per SFH, to achieve a annual cash flow of around 12% while producing around $100 per MF and $200 per SFH!

If anyone can give me a solid ball park estimate that would be great!
