Hey Kendal, so as much as I would love to only invest in the area where I am an agent, the numbers simply don’t make sense where I live. I invest in two different states and if anything it’s a talking point for my clients. I still have investments where I live I just mainly focus on long-distance investing. @Kendal Lamb Hi Kendal. I'm an agent in the Front Range of CO. I was investing for about a decade or so before I got my license and started working with other investors. I like to keep my properties within 45mins if possible, but 1 is about an hour away, which I managed for a few years and then found a good PM for. I might consider a 3 hour drive if I had a local handyman I could trust so I didn't have to drive there for every little thing. If the drive was pretty that would help, especially if there are some nice trails or something along the way. I'd love to trade referrals. I have experience in small multifamily, single family rentals, house hacking, BRRRR, and setting up my first STR now. Are you mostly working the West Glacier area? Beautiful part of the country.

Hi Kendal, I've got 9 units here in Columbus, OH.
I currently focus on properties with in a 30 minute drive of me in columbus ohio, I have 6 units. I focus on close properties 1 because the market is strong in the urban core of columbus however I also self manage properties so everything is easier the closer the properties. I am currently looking to invest in bigger deals in the suburbs of columbus and therefore I would have PM take over and not too concerned with distance at that point.

@Senate Eskridge I use to live in Northern Utah, so I am very familiar with Southern Idaho. I'm sure in the future I will have some friends from Utah that are looking to move to Idaho I will reach out when they are ready.

@Todd Pultz Exactly! A few hundred doors? That's amazing. I've heard cash flow is great out there. I would like to connect with you to see if it would work out for my husband and I to invest there. Montana is fairly expensive and very few places cash flow well, we've been thinking of investing out of state due to that reason.

@Ryan Cleary I can only imagine how expensive NY is. What other states do you invest in? I agree, I talk to many of my clients about investing and they seem to be please with the knowledge I have. I can definitely see the wheels turning in their heads.
@Steve K. It will definitely be beneficial when my husband gets his license and up and running with Property Management. He plans to manage properties in the town that is 3 hours away especially since we have friends who are looking to invest there. We will definitely need to find a good handy man for the small things when we he isn't available. It's actually a great drive! I do most of my work in Flathead County but occasionally do some business in Sanders County, Lake County, Missoula County and Lincoln County.
As far as investing goes for us it's hard to do here in the Flathead.. Last month the average sale for a property was above $800,000. COVID has caused quite the increase of out of state buyers. I'm not complaining about that at all, but it does make it difficult to cash flow on rentals.

Some awesome potential connections here! I own rentals in WA and ID, looking to add more in ID and grow into other markets within MT or UT. Blackwell RE is not a typical residential firm, we focus on investors and promote rental ownership for all of our agents as well.
@Michael Porche - I also own in Boise and looking for potential syndication partners in Idaho. Blackwell will have an office there by Q1 2021.
