I need to know if there's any second liens products or no seasoning cash-outs available.

Here's the scenario:

Client purchasing home for $374,000 valued at $600,000. Credit score 735, full doc, owner occupied. Property needs $74,000 in repairs. He's willing to pay for the repairs but wants to do cash-out after repairs. ..... oh yea, property is in Texas.
