I received my New York Real Estate Broker's License about a month ago and opened a Brokerage Firm. 

I want to also be able to provide the ability to offer Loans for my Buyers as an option.

I understand that there is an experience waiver if you are a Broker already? Just curious if anyone has done this already?

Just as a side note, I qualified for my NY RE Broker's License through Experience and have never had a Salesperson's License.

Alternatively, I can start a Mortgage Bank. I have the Net Worth Qualifications, but would rather become a Mortgage Broker.

From reading on the Internet, it seems that a new Licensed Mortgage Broker will need to affiliate with different Banks? Any suggestions on how to do that without having to work at a Bank in general?
