first project, seeking lending advice in Chicago

Hello BP,

This is ironically my first post after hundreds of hours listening to the podcast and reading the forums. 

I’m looking to start building my real estate profolio with a project in my native Bronzeville or Chatham neighborhood on the south side of Chicago. Both areas have seen price raising for the last 5 years, along with new rehabs / generfying and comps in the $250K+ range on 3 plus bedroom projects.

I’m looking to get up to 100% funding on a 1 - 2 year term. Not based on my personal credit but either my Buiness or the Property it’s self.

Where do I start or what options do I have?
