Line of credit question

Ok. I have a rental property on a 5 year ARM

20k loan balance, 90k in equity. Looking to flip a couple homes. Would you finance the rental on a 30 fixed loan holding the cash in an account till you find a flip, or do a line of credit and pay on the 20k pulling from the line as needed? Thank you.
