Passive investor terms

 what are the standard terms for investing in a real estate project as a passive investor and do they differ by market. Currently I have little time to devote to start my own portfolio but do want to get better returns than a certificate of deposit and have little trust in the stock market
1. Is the investment usually a 6 month duration?
2. Are you usually on the deed
3. What % or range are we taking about
4. Best way to best way to vet a project/person in doing business with. I’m guessing going with many of the experienced folks on this forum and their projects could be prudent
5. What’s the worst that could happen investing in a project either meant to be a flip or long term rental? Trying to assess the risk here as I don’t see much apart from delays in getting your money back
