Success stories for this week:
#1 Found a duplex lot for a good price late last year. Got permits, developed the lot and built the duplex. Just had buyer go under contract to purchase. Will close by end of March and make a nice profit.
Not easy to do in this market environment, but hard work pays off.
#2 Bird dog located two land parcels in TX for me and was able to negotiate the seller down to 50% of current market value. Will sit on parcels until the time comes to develop them. In the interim, small negative cash flow of property taxes will be regained along with large lump sum profits upon sale of lots.
