First self generated deal!
Well it has been a few months of hard work and perseverance but I finally closed my first wholesale deal here in Phoenix, AZ ($18K) in the first week of May. Here is where it all started... I had been passed on an excel file from my acquisitions manager with almost 400 lines of data. This was vacant addresses from driving for dollars and direct mail compiled over that last year. Skipped traced (Intelius) the address and found an out of town owner that still had a vacant property she was holding on to. It was an inherited property that she had been holding onto since 2010 waiting for the property values to recover from the "crash". After a few months of playing phone tag and emailing contracts to someone who didn't want to give me the time day, my phone rings, "she" was finally what we call "motivated to sell"! Another few days went by of negotiating and she had accepted and signed the contract. Long story short keep following up with your leads. This is the first of many to follow!
