October 2013 - Completed my first wholesale deal. I took all that money and put it into marketing, I got my second deal a month later.
2014 - I partnered with my cash buyer on both of these deals (still my business partner today) and we started marketing together. In 2014 I was still working a full time job and we did 17 deals together. These were a mix of wholesales, wholetails and flips.
2015 - I quit my FT day job in May of 2015 right before my 2nd child was born. We did 25 deals this year and picked up our first rental in November of 2015.
2016 - We have completed 44 deals (15 flips and 29 rentals) this year already and on pace to do at least 50. We currently have 43 rentals (and growing) within 1 year of buying our first one.
I'm 31 years old and I could stop buying and live off my cash flow if I wanted to. I say this not to impress but to impress upon you, this is not a get rich quick scheme, but if you can make yourself think a few years down the road, stay focused and set big goals, you can achieve anything you want!
Great inspiration, John! Congratulations on your success.
Well done! 😀
Good job! That's what I am planning to do, thank you!
Thank you for that inspiration. I am from Ohio and there is where I made my first few deals, back to back to back. I relocated to GA and I'm ready to get back to it!!!!
Great motivation! Congrats!
Thanks for the inspiration John!!
That's great to hear John. If you ever feel like taking on any other coaching students I'd love to volunteer! I currently have one rental in the Columbus area that I bought in '07, but I'm hoping to jump back in really get involved. I'm trying to soak up everything I can now to make sure when I jump back in I can be successful.
Congratulations! That's an awesome story and inspiring
Good stories and successful people always inspire me. Hope to learn many interesting tips in the comminity.
Can you share how you scaled from 0 to 80 deals in 3 years? How your marketing shifted from when you initially started out to what it looks like now; the relationships you had to build intentionally and organically; major lessons learned in each of the strategy you utilized and where you see your business in the next 2~3 yrs. Thank you!
Inspiring, thank you for providing your 3 year timeline, very cool. Was your goal to flip to create equity for a buy and hold strategy?
Thanks for inspiring us that are getting started.
Congratulation on your success!
@John Horner I like how you got there. That is some solid work!
grats, John! From reading all your posts, I thought you had a lot more time in the business. Nice to see how far you've come in 3 years!
@John Horner great to hear such success in the Cbus area! I'm a newbie and new to BP and find this inspiring. I'd love to hear which parts of town you are focus on and which you're avoiding?
That is fantastic. I need to jump in and get going. Thanks for the motivation.
