90 day challenge success!

Hi BP! I wanted to share my 90 day challenge story from when Brandon first gave it in late 2017. I’m from Bellingham Washington, and this is my journey. After months of bidding, getting offers accepted, and walking away from duds, I saw a house go back on the market in December of 2017 at a reduced listing price. It was an estate sale, and one that we had walked away from months prior after the sellers wouldn’t negotiate when the inspection revealed a much larger rehab than we had originally thought. We made an offer at 290k, and settled at 295k. We closed January 9th. Unfortunately, we didn’t get started on rehab till the end of the month, but then it was off at full bore. We originally planned on putting g in 110k in rehab, and listing for 520k. However, the home was made in 1926, and with some unexpected surprises and design decisions, the budget expanded to end at 135k. Fortunately, the comps in the area also went up, and so we put it on the market the second week of May at 550k. We ended up doing the following: Replacing the roof. Walking off the basement outside door. Adding over 600sf of finished basement New drywall basically everywhere Many, many coats of paint (former owner was a chain smoker. Yuck!) New carpet upstairs and in the basement New laminate downstairs Brand new appliances All new kitchen, including granite counters Added a pantry Demolished two downstairs bedrooms and made into one with an en-suite Master bath with tile floor and a HUGE tile shower New electrical New plumbing New ductwork Tile fireplace Chalkboard/magnetic wall in the basement New landscaping New facia boarding New lights I lost track of how many new windows I would post pictures here, but it appears we can’t do that on mobile (Mindy Jensen can we get a patch/update for that?) so I’ll post the before/after pictures soon. We haven’t sold it yet, but are confident we will do so soon. I would certainly love any traffic you good people would throw its way on Zillow, Redfin, etc. Oddly, one comment we received repeatedly is that people don’t won’t to bid on it because they are convinced it will end up in a bidding war and go for above 600k. Hi Robert - This is so cool! And congratulations on a job well done!!! As you know, my husband and I look at zillow, redfin, etc. ALOT. Funny story, my husband pulled this house up and said it would be his dream home, because of the location and how well done it is! Ha ha, later he realized it was your reno and recalled speaking with you about it! Anyway, great work and if we weren't still in this multi-family house hacking phase - we'd be bidding!
