I guess I would never think that my experience and interest will grow towards real estate after BP info regarding rentals. I got my 3rd Rental for $10.750 2b 1.5 bath 2-story townhouse, renovated it my way (my cost with closing and reno around $19.8k), rent it the last day of reno for $650 / month, got 6 month up front rent, $400 deposit - ( they liked it soo much ) and moving on to next one!

Here is the link to it Jon, I got new HVAC system with cage for AC, stained cabinets, from old oak color, reconfigure appliances for more access to kitchen tops, replace tops, refreshed bathrooms (new vanities, fixtures), re-done all the flooring, repaint the railings from old black color, hang little coat holder and replaced the window on 1st floor.
Looks good. Is there a HOA fee? I had one just like yours for many years, The HOA fees went from $86 to $225 over several years.
$55, wow that's a big increase, what did you rent it for?
Started at $590, but worked up to $725 over the 11 years I had it.
It seems you are building a nice portfolio. I also suspect that it cashflows as well.
