I'll be honest. Up until this week, BP has been a great resource, but it has not lead to a lot of direct deals. Two, in fact. Neither of which were for me, but for my father's retirement. Those were good deals, and I was very happy to get to know @Loc R. during the process, and learn more about note investing.
This week, that changed. In a big way.
Deal #1: You may recall my post "Need to Assign CA RPA". Due to a lot of good advice, some fortunate circumstances, and a touch of creativity, I was able to assign the contract in question and pocket a healthy assignment fee. Already in the bank. Boo Ya. This was finalized on Monday.
Deal #2: I met a dude at the BP conference that did some talking about a deal. I did some research on that deal. I tried to find others like it. I found a broker and fellow BP member who was and continues to be very helpful in providing more info on the market in which this deal occurred and its surrounding areas. I closed my first deal in this market yesterday, which was Wednesday.
Deal #3: Remember those two note deals I referenced in the 1st paragraph? Well my father has turned into quite the successful day trader, and wanted more capital with which to trade (day trading in a Roth IRA scares me and excites me at the same time). So I was able to liquidate those notes to another BP member, making this a "2nd generation" BP deal. Very cool. This closed this morning.
Probably time I switch to a Pro membership, eh @Joshua Dorkin ?
Good to hear some good news Jake. I thought you were already a Pro.
Only Pro Basic, for the moment...
Jake: it was fun to brainstorm on the assignment. Just think, it's only Thursday afternoon. Your week is not over, anything could happen!
Very nice, @Jake Kucheck ! Congrats
Good work, @Jake Kucheck . It was a pleasure to have met you this past week and get you familiarized with the area. I look forward to helping you grow your Mid-Michigan portfolio. More great things to come!
Way to go Jake! Just to be clear, the deal in #1 that flipped to another BP member happened to be ME! Not only that, it came about in conversation at the BP Summit so that makes that deal a BP Summit success story as well.
I can imagine why going from newport beach to grand blanc area and seeing rent vs Purchase price may excite you.
I had the exact opposite feeling when I was living at park newport apartments in newport beach for $2600/month after paying $200/m in Mount Pleasant MI.
Good work Jake.
@Joe Delia the talent present for the Sunday afternoon pool crowd at Park Newport almost made your $2600/month worth it, didn't it?
Glad to see you guys working together!
A few club meetings coming up next week down your way, I will be going to at least of if not both of them. lets grag a beer or two. (or three)
The most interesting man in the world is calling our names!

Like no where else in the world. Talent is unreal. NB 24 fitness is ridiculous.
