Mold Remediation? Anyone have to deal with this !!?

We were told we have mold in our basement and got 1 quote for mold remediation and it came back at $5,500. This included labor and material. I will add the quote to the post below. Has anyone gone through removing mold from one of their properties?? This is for the basements of a duplex and a SFR behind it. So this is a quote for 2 basements. Any tips I should know. Is removing black mold from the basement a high priority in most cases?

@Bailey Coleman

Is it a priority yes.

The cost - doesn’t seem outrageous it also do not know the extent of the damage

Also what caused the mold as you will want to mitigate what actually caused it so it doesn’t happen again

They said it was just moist down in the basement and recommend I put a dehumidifier down there after the repairs

Black mold is nasty one. You must get rid of it or you will have potential liability down the road. The price seems reasonable in today's crazy world.....

But as @Chris Seveney said, it will bepointless unless you completely get rid of the source first. I doubt it is just 'moist in the basement'...why is it moist in the basement is the question....?

this price seems absurd. It's a basement rip it out, wash it all down, move on. MORE important question. Why did it grow? Why did you allow it to spread so much? Where is the water coming from? Stop the leaks, install window vents and or humidifier I have done dozens of jobs like this.

All the best

It really depends on the extent of the mold and like others mentioned the SOURCE. If you don't control the moisture level or stop the source it's going to come back. You'll end up with pissed off tenants and future expenses.

If the mold is behind the walls, underneath, upside down, all over, I would justify that quote. That's a major job. If it's just surface mold that can sprayed, washed, and cleaned up that's way to high.

Well, it's a basement, I just assumed it was concrete walls.

Same. We have cleaned walls and floor joists before but it was just surface mold. Absolutely no reason to spend thousands on that. We also supply dehumidifiers in our rentals with basements. None of our units have basement bedrooms so its easier.

5K IS OBSURD, but I also believe this poster used a mold remediation co, they WACK you. I just have had one  my GC do it. It's not rocket science, cut it out, wash it down, do preventative maintenance call it a day. But I would have also not have had is spread so much,

I guess where you guys live, it is not required to have a Mold Remediation Company do the work? Where I worked (in California) it was a $30k fine to do it yourself....

Make sure you guys check with your local regulations. The guy that got caught and paid the $30,000 wished he had.....

Well, the only way anyone will know if there is mold is if the tenant reported them to the city, sure then no choice. But if its spotted prior, well just get it removed.

@Pam Coleman Thank you for the insight. I believe I will just try to do it myself and get one of those mold foggers and spray. We recently just put a dehumidifier down there and are looking to dry lock the basement

Very informative , Thanks .  I think I will go get one of those mold foggers and anti mold sprays from home depot to handle the situation myself. We purchased the house from a hoarder. The mold was already there and it had been really moist. We are working on waterproofing the basement and installed a dehumidifier down there

The basement is concrete and very old.  I believe the water issue is coming from a leaking hot water tank and moisture from a leaking sink that was never fixed.  There is no drywall down there.  No black mold present.  I believe this can be taken care of with bleach and a power washer.
