@Chevez Welch Absolutely can do it. You will need to go a more non-traditional route to financing. There are ways to get acquire properties with little to no money out of pocket for you if you can find the great deals. A partnership may be a good way for your situation. If you are willing to hustle and get good at knowing what a great deal is and finding them, then a partner(s) who have the capital can invest in those without them having to a do the work of finding. It can be a good synergy.

This is just one way I've described. You can look at other creative financing strategies as well. 

In short, it is possible to invest in real estate with no money and bad credit. It may be a more difficult path, but it is doable.

@Chevez Welch I'd say do a true analysis of yourself. What are your strengths and weaknesses. What do you believe or others have told you are talents and gifts you have? How can any of these be applied to real estate investing? 

If you are naturally good with numbers and analysis, then get good at analyzing deals and looking at financial statements.  If you are a natural talker and relationship builder, then network, network, network. Start talking to others and even raise some capital. You'll always find investors in need of capital for their deals.
