Advice please?

I recentley found a great source for cheap properties.I need to take advantage of this.I want to do a flex option with some properties, then use a simple assignment contract to flip them to my end buyer.Is it that simple or is there more to it then that?

If anyone can help me with this, I would really appreciate it.Thanks and have a great day.
