Buying and qualifying a lot in Texas
Hi knowledgable and helpful BiggerPockets folks,
I'm interested in buying a lot in San Antonio, Texas and I wanted to know what specific things I should look for to ensure I'm able to build on the lot and that there are no liens / encumberances / easements / zoning that would prevent me from building. Would this be a title report or some other type of report? Is there any way to get this information without speaking directly to the planning department?

For liens - I like to use the county clerk website. Use the advanced search function to either search the physical address or current owner: Official Records Search.
For everything else you are going to need to get a survey or inquire if one is available. Here are the CoSA zoning designations: BASE ZONING DISTRICTS, the Lot and Dimensions Building Table, and the CoSA One-Stop Zoning Map.
Great post from Matthew! Also, MLS listings will most likely have the Deed restrictions/ HOA information, uploaded by the seller's agent. You can always work with an investor friendly realtor to help cut some of that research time down.
