Buying and Hold in Mount Healthy Heights

Hey, found a decent property. SFR, purchase price 130K and repairs around 20K, expected rental price 1,400

That means Net Cap Rate - around 7.2-7.5%

I want to know a little bit about the neighborhood. If it's a A/B class.

And what is the expected Cap Rate in this neighborhood.

I would put it no better than a C neighborhood. I would shoot for minimum the 1% rule when it comes to getting an SFR in that area. The west side of Cincinnati won't be as high of rent compared to the east side due to the household income difference. Still can find some solid SFR's in Mount Healthy, but the school district is not good either. I don't believe there is too much development going on over there either(I could be wrong). I think there is some great SFR potential towards some better areas of Cincinnati(Deer Park/Silverton, Anderson Twsp, etc.) around $190k-$230k with potential for $2k+ in rent(4 bedroom).
