How do I find investors for a deal under contract?

I've put together a slide deck and have managed to put a deal under contract, but since my network is on the smaller side (just starting out), it's tough to find investors. People always suggest that I "network on BiggerPockets," so here I am. What advice would you have for someone like me?

How do you know its a good deal, ? Post the numbers, also just post it in the local RE forums, if good it will sell in a day,

A general rule of thumb would be to have vetted, reliable crop of investors already lined up. I cant tell you the number of stories I see often with people  signing contracts with wholesalers who cant pass on the property. You can try here and if it's a slam dunk you should be ok but so many things are not slam dunks these days. Also, if you get the reputation of getting things under contract and cant get it closed on the other side it could damage your reputation. Work on this one for now by marketing here and amongst others you feel you can make it happen. After that, start networking in local REIAs, online forums and start building up a strong list of people who can deliver. Another problem is getting feckless people on your list. There are many who say they want a good deal but in the end they dont have liquidity, credit or the ability to close on their end. Good Luck and congratz for taking the first step.

Physically go to meetups, call realtors who have flip properties on market, join investor pages on Facebook.

The local Real Estate group MAREI is my suggestion.
They would have investors to review and do business with you.  Hope this helps.

If you haven't already done so, join the Facebook groups for Kansas City investors and post your deal in those groups. Also, MAREI is a great resource and you should be able to post your deal in their newsletter. You can also attend their meetings and meet-ups to meet investors in person. Additionally, you could partner with a realtor to get a list of investors who are currently buying and selling in your market. I'm a realtor in Kansas and Missouri, so these are some of the things I've done.

What Mark said - build your buyers list first.

What Elliott said - go to real estate investor meetings and search for real estate investor facebook groups

I manage MAREI - there will be 100 to 150 real estate investors in a room in Overland Park, April 11th.  We have a facebook group with 13,940 people in it.

Thank you to Jessie, Dana for recommending I group.  First meeting is free, just pre-register.  The owner of the 2nd largest group in town is speaking at our event on the 11th.  So a lot of his people will be there too!

Hey @Phillip Wolff - you found the deal, finding the buyers won't be hard assuming the deal is good. 

For easiest lift, attend a local real estate investors meetup and pitch your deal. You'll likely find a buyer, or someone that knows someone who is interested. 

If you've already tried that and it's tough to find investors for your deal... it's not you it's the deal.
