Seller financing for an on market property!?

First time posting here! How does one approach a seller to discuss owner financing when has their property is listed on market with an agent? Do I wait until listing is expired and then call seller? It's already been on market for over 60 days, I do think it's a little over priced and it does not qualify for FHA loan. I am interested in buying as an investment property. I read a bit about how to structure a seller financing offer but curious do I make first contact, reach out to seller or listing agent first? Thank you!
