Up and coming. I prefer larger cities than Paducah with colleges but might not be a bad choice. KY overall can be a good investment states. I prefer Bowling Green and central KY around Lexington. Those are some of the faster growing areas of the state.

I think there is potential in most areas if you find the right deals. Besides being Quilt City USA what made you choose Paducah? If you are really interested in the area, I'd suggest getting boots on the ground that knows the area. They'll be able to help you find the more desired areas.

Hey @Kelly Cynamon - Going back through some recent forum posts and saw your post about getting started in WKY. I'm originally from about 10 minutes from Paducah, now located in Louisville, and very familar with the area. I know some rockstars over that way that might be helpful in building out your "team" if you are set on Paducah. Also curious how you landed on Paducah?

If you are open to other markets in KY, Louisville is the place to be - check any of the charts/rankings haha. Happy to be a resource here and happy to share my infrastucture to get you rolling. I personally focus on SFH flips, value-rentals, small multis, and short term rentals when they make sense. Cheers!
