Good/Bad Cleveland Suburbs

What are some strong areas to purchase property in Cleveland area? Looking at duplex in Garfield Heights. Also, Parma area looks good. Any other good areas and areas to avoid? Thanks!

I have had properties in Euclid and South Euclid (pretty good), Cleveland Hts (hit and miss, tougher area), Garfield Hts (good), Warrensville Hts (good), Shaker (good, Bedford Hts (good).  Just be aware of the rules wrt rehabbing since some require you to escrow funds for the rehab amount (that is if you are doing rehabs).

Parma is a great area, Garfield is a strong rental area with lots of demand.  Any of the suburbs should be good candidates, the school district tends to dictate the desirability.

 I dunno what good or bad means. Good or bad for what? I recommend using an A-B grading scale like you see in The Ultimate Guide to Grading Cleveland Neighborhoods to set the parameters of what it is you are looking for.

Hey Michael, some areas that other investors look at are Jefferson, Cudell, West Boulevard, Old Brooykln to name a few.

 ALL,, even parts of East Cleveland, ( I know what you're saying this guy is crazy east clev, well pricing there has double tripled or more and IMO going higher, those in the know understand why ) Parma good luck making money there, you missed that boat by 5 years, even GH prices have tripled or more over the last 5, 6 7 years. I just picked up a Duplex ALL IN, 75k, rents will be 900/ 900, that's a deal :)

Depends on what you are looking for. If you are looking for a good rent to price ratio that will create good cashflow, I would suggest areas like the West Side of Cleveland like West Blvd, Jefferson, Cudell, Clark Fulton, Old Brooklyn, Edgewater, and Brooklyn Centre. Also, Bedford, Garfield Hts, Maple Hts, Etc., all can be great as well.

There is a huge spread in the recommendations on this thread. It shows how difficult it is for one to make blanket statements about an entire city, and for the investor why it is difficult to take individual pieces of advice, void of context.

 BUY EVERYWHERE. However, IMO you are 5 years too late for Parma. We have props from West side to East Cleveland, and everywhere in-between. I'm closing on another one on 128, E 146th, and 74th. All will have about 20% net caps on avg.

With proper management in place and proper screening you can be successful in all parts. The rougher the area, the higher the return. With the right team in place, you can succeed in any area.

 100% its all about your team. We are buying everything we can in parts of East Cleveland, so many say we are crazy, well that's what they said 7 years ago,,,,,,,, LOOK at the values now :)
