Buying out equity share partner

I own a property with equity partner 50/50. The loan is in his name. He wants to get out. I don't really want to sell and will be willing to buy him out. The loan is in his name. If we proceed with it, I would not want to refinance but keep the loan as is. 

We both live in California, the subject property is in Alabama.

What would be the best way to handle this?
