Cash Warranty Deed

I was researching a property for  a possible wholesale deal and was looking at the deed and saw it had at the top Cash Warranty Deed. My question is two fold, 1. What is a cash warranty deed 2. What type of offer or transaction is this suited? Would it be Subject to, Wholesale, etc.
