Lower income property

I am new to the blog and investing in rental property. I wanted to get your opinion. I have an opertinity to buy in a lower income neighborhood for around $40,000. But even though it is lower income it is less then a block from a major college with over 20,000 students. In your opinions would it be worth investing in this area?
