Cole Realty Resource Reviews

Hi guys,

I wanted your opinion on the Cole Directory. I want to call entire zip codes, and the directory includes the phone numbers as well. 

Opinions?

Did you ever use them? If so, is the service any good? I plan on cold calling the zips of property that I've recently bought in. Don't want to dish out $1,200 for nothing!

Hey @Jared Vidales @Jonathan Loynaz, did you guys end up using cole realty?  Could you share your thoughts?  They claim a 70-75% accuracy on their phone numbers

@James K. I used them. Not great for wholesaling but I think they are decent for farming zip codes. They're not good for searching individual properties phone numbers. The "We just sold this house in your area" pitch works well with zip code farming.

We tried cold calling, ringless voicemail, and mass emails with no return on investment but then again we were not consistent + we hand dialed instead of using Mojo.

They send me emails that they now have 6 month contracts so it might be worth it if it's cheaper. Nowadays I spend more then that skip tracing one list.

I would say closer to 50% numbers are correct but that was 2 years ago. Time flies!

@Jonathan Loynaz Thanks for the valuable insight.  I was going to pass but just saw a video where Max Maxwell recommended them as part of a cold calling strategy.  Also found out that they have quarterly plans.  I'll probably use their service with a mojo dialer and which will hopefully get me through to more sellers and make it worth it.

@Jonathan Loynaz Just curious, why do you think its not good for Wholesaling?. I'm currently looking for a platform to provide me with number to Cold-call.

@James K. Did you ever sign up with them? I have a webinar with them in a few days so they can show me how everything works...How do you Both like the Mojo dialer, is it worth it?

@Jeffrey Mcintyre Q1: How did the webinar go and did you decide to go with Cole Realty?  After talking with one of the reps this morning, I was sorta in the same boat as Jonathan and scratched them off my list for lists that I need for Wholesaling (ie Expired Listings, Pre-Foreclosures, Absentee, etc).  But if you're leveraging them for Skip Tracing/Phone Numbers, then I guess it could prove valuable.  But I'm thinking that there are cheaper Skip Tracing options.

Q2:  Did you make a decision towards Mojo Dialer?

Brookshire Harris,  they never actually contacted me to set it up the webinar....I reached out to them to see what the deal was and never received a response...so i just watched their videos to determine if it's something that I was willing to purchase. I decided against it because based on how often I would need to skip trace didn't match their price-point...so for now  I use Fiverr for skip-tracing. Until I need to skip-trace more people a month, then I guess i'll move up.

As for Mojo Dialer, based on the information provided via Videos and word of mouth, I will be going with them; I just haven't purchased their plan yet.

We just tried them and out of 1000 records we sent in they sent back 233 and off that 233 there were only 188 with phone numbers.  If you want data I would go with Skip Genie they have given us the best data by far.  Needtoskip.com and batchskiptrace.com are also pretty good as well! after testing Cole Realty I am not a fan.

@Stratton B Brown Wow. Those are some disappointing numbers especially from a company whose universe (and even their name) is centered around Real Estate data.

@Jeffrey Mcintyre I recently signed up for Mojo Dialer and am now putting the hooks into Podio. I’m going with the single-line Dialer for now and hope to get through about 2000 numbers a week split between the NC and FL markets.

I hope to be able to share statistics soon.

Their data was not good for what we needed it for.  I have heard great things for agents doing circle prospecting, but from our experience as investors their data has been poor.

 Any update that you can offer on Mojo Dialer providing accurate numbers for you? Their auto dialing system seems to work well but it's the data they're dialing that's most important.

@Peter Tverdov I haven't leveraged the data from Mojo yet since we are more dialed into REIpro, PropStream, and ListSource than anything else.

Looking for opinions on Cole Realty, they said they just did an entire data upgrade, is anyone having success there as an investor for cold calling?

I have used Cole Realty a few years ago, the contact rate in my market place was very low I can recall.
