Direct Mail to Owner Occupants

I'm thinking about doing a direct mail campaign later this year. I'm looking to add to my rental portfolio and feel like the MLS doesn't have a lot of what I'm looking for right now. Has anyone had luck mailing to owner occupants? I've read on other forum posts that it can be a waste of time and resources and to instead target absentee owners. I like the idea of mailing to owner occupants rather than absentee owners because they tend to take better care of their properties. One downside though is they value their property more than an owner who hasn't lived in it and just wants to move on. Interested in some feedback. Thanks!
