Call back from yellow letter
Hello fellow BPers. So this 4th of July while everyone was out partying I was home writing yellow letters to tax delinquent owners in my county. Out of the 85 I got 4 calls 3 wanted retail prices and was just out to kick some tires to see what the process is about. This last call the lady seems motivated as the house is not worth what she owes and she has two tenants with no lease but she is barely making the mortgage payment. So here's the numbers it's a 2 family 2/1 each unit she owes $448K and on the county accessors website it's saying full market value is $310. I want to try to find a way to make it work for both of us if I can, does anyone have any idea how I could go about moving forward with this deal or should I just let it go?
